This depends on your budget, how you'll use the space, and your priorities. Polycarbonate is cost-effective (typically 40–50% cheaper than glass), lightweight, and perfectly functional. However, it can be noisy during rain and may yellow slightly over time.

Glass offers superior aesthetics, is virtually silent in rain, won't degrade in UV, and adds a premium architectural finish that maximises property value. Yes, though it may require additional groundwork or a raised platform to create a level base. The key planning consideration is that if the platform is more than 30cm above ground level, you'll need planning permission.

During our survey, we'll assess the slope and advise on the best solution. Many beautiful verandas have been installed on challenging sites — it just requires a bit more planning and engineering.

Planning & Regulations

In many cases, no — verandas often fall under Permitted Development rights, meaning you can install them without full planning permission. However, there are important conditions: the structure must not extend beyond the rear wall by more than 3–4 metres (depending on property type), it must not exceed certain height limits (typically 4m, or 3m if within 2m of a boundary), and it must not cover more than 50% of your garden.

There's also a critical rule about raised platforms — if the floor is more than 30cm above ground level, you'll likely need planning permission.* However, if you live in a Conservation Area, National Park, or a Listed Building, stricter rules apply.

For a standard open-sided veranda or a glass room that remains thermally separated from your house (i.e., you keep your external doors), Building Regulations approval typically isn't required.

However, if you want to remove your patio doors to create a continuous open-plan flow between house and veranda, the structure must meet Part L energy efficiency standards, which usually requires a more substantial insulated construction.* We'll assess this during your survey and ensure you're fully compliant.

Possibly, but it requires more careful planning. In Conservation Areas, some Permitted Development rights are restricted, and you may need planning permission even for structures that would normally be allowed.

However, don't assume it's impossible — many applications are approved, especially for well-designed structures that respect the character of the area. Freestanding structures positioned away from the main building often have a better chance of approval.

Installation & Maintenance

Most veranda installations are completed in 1–3 days, depending on size and complexity. A standard 4m x 3m veranda can often be installed in a single day, while larger or more complex structures might take 2–3 days.

We'll minimise disruption to your daily routine and leave your garden clean and tidy. Unlike a traditional extension, there's no weeks of builders' mess or waiting for plaster to dry.

Ideally, you'll need a level base — either existing paving, a patio, or concrete. If you don't have suitable groundwork, we can recommend trusted landscapers, or in some cases, our installers can lay a concrete base as part of the project.

You'll need to clear the area of furniture, plants, and any obstacles. We'll give you a detailed preparation checklist after your survey. If there are any site-specific challenges (difficult access, slopes, etc.), we'll identify these during the survey and plan accordingly.
