Verandas across London and the Home Counties

The Good Veranda Company installs verandas, garden rooms and carports across the whole UK. The veranda product and standard installation cost the same in London as anywhere else — we don't charge a location-based premium. The starting prices on our Verandas hub apply whether your install is in London, Inverness or anywhere in between.*

*Occasionally additional work is needed — for example, to install around an existing downpipe or flue. Any such site-specific extras are quoted separately at survey.

We install in every London postcode — EC and WC inner central, N, NW, W, SW, SE and E through all outer zones — and across the surrounding Home Counties (Surrey, Kent, Essex, Hertfordshire, Buckinghamshire). Anywhere else in the UK is on the same terms.

London planning permission — what you need to know

Most modern aluminium verandas in London fall under Permitted Development rights. But London is an unusually complicated planning landscape: each of the 32 London boroughs plus the City of London is a separate local planning authority, each with its own interpretation of the rules. A design that's waved through in Barnet might hit friction in Kensington & Chelsea or Westminster.

Conservation areas are especially common in London — much of Zone 1 and parts of Zones 2–3 are in one. Many London conservation areas have Article 4 directions that remove Permitted Development rights entirely, meaning verandas require full planning consent even when they'd be permitted elsewhere. Listed buildings and raised platforms above 30 cm also need consent regardless of borough. We check with the correct London authority for your specific address during the free survey and tell you honestly what's possible. For the full technical rules, see our Veranda planning permission UK guide.

London's climate and the case for a veranda

London is, perhaps surprisingly, one of the driest major cities in the UK — averaging around 620mm of rainfall a year, well below the ~900mm national average. So the rain-protection case for a London veranda is weaker than for Manchester or Cardiff. What London has instead is heat: the urban heat-island effect adds several degrees during hot spells, making south- or west-facing gardens uncomfortable in summer.

A glass veranda solves both problems in one structure — it shelters you from the rain when it does rain, and it provides shade when it doesn't. For London properties with small gardens (which is most of them) this is particularly valuable: every square metre of covered, usable outdoor space matters more when the garden is compact. Our smaller-footprint models (Haven, Bolthole) suit compact London gardens well; the Horizon flat-roof design works for London's many bungalows and lower-eaves terraces.
